Renting out a property has its downsides. From minor repairs to property maintenance, if a tenant is breathing down your neck for everything, it can get tiresome. Be it an empty plot or a house (while on-rent or off-rent), our goal is to make property management a stress-free affair. As part of our Annual Maintenance contract (AMC) we offer 6 visits to the property with prior notice to the occupants, if any, and send you reports from every visit.
On entering an agreement with us, we will take pictures and do a detailed Inventory check of the property. We will make a checklist noting all fittings, fixtures, furniture etc on the property. This inventory list is then maintained across tenants, and we ensure to give you the property back in good shape, when our agreement ends. When your tenant vacates on completion of the tenancy, we will do a thorough inventory check against the initial inventory list and calculate the cost of damages, if any. We will then send you a report before the final settlement.
All agreements pertaining to the Tenancy management will be handled by us. Once we have a prospective tenant, we will send you their details for approval. After you have approved, all agreement formalities with the tenant will be managed by us, on your behalf. They will be legally your tenants, managed by us. We will also initiate the Renewal of the rental agreement with the tenant at the end of a term. Terms and conditions to the Tenants We shall explain the terms and conditions of the tenancy, regarding the usage of the property, i.e. the do’s and dont’s, to the tenant at the time of signing of the Rental agreement. Any work in the property requested by the tenant, and approved by you will be coordinated by us.
We will conduct Six (6) inspections annually, at periodic intervals as included in the package or on a need basis. Actual visits will happen with prior notice to you and appointment subject to availability of the tenant. A report will be sent to you after inspection. Extra visits will be charged separately. Owners will be updated with pictures from the inspections.
We can collect advance/rental cheques from the tenants and deposit it in your bank account as per your instructions. Post-deposit, scanned copy of the deposit receipt will be sent to you.
We can provide maintenance support on tenant requests for minor repairs like electrical and plumbing issues that cannot be handled by local maintenance staff. Such repairs and visits will be chargeable to owner. We act as your representatives, the only point of contact for the tenant, so they don`t bother you. Any repair request from them is handled/negotiated by us, on approval from you. No repairs are to be done at your cost without your approval. Costs of minor or usage repairs will be borne by the tenants.
You can delegate the payment of various utility bills (Water, Electricity, Gas and maintenance) related to your property to us. We shall facilitate these payments if the amount is received well in time. Such assistance is restricted to direct payments from you and is not applicable for tenant payments.

On receiving a request for any repair/ upgrade of your property, we will first conduct a site inspection to give you an estimate. We will fetch you quotes from multiple vendors and the choice of designs and vendor is completely up to you. An advance payment will have to be made to the vendor, along with our service charges. Our men will initiate and supervise the work. Reports of progress will be sent to you. Final payment to the vendor will be paid when the work is completed as per satisfaction.
